5 Tips to Customize Your Builder-Grade Home
Builder-grade homes are often very basic because they are trying to appeal to a large mass of potential buyers. While some builders offer optional upgrades to target specific audiences, the result can often feel generic, leaving new homeowners feeling a bit “blah” about the lack of personalization and character in the space. Tip #1: Elevate With Personalized Light Fixtures
Some of the quickest and easiest changes you can make to your home is to change out the boring, builder-grade light fixtures. The worst offenders? The generic, flush-mounted fixtures are usually put into hallways or bedrooms. We can find much more personalized fixtures for your home (usually with better lighting capabilities as well) that can easily be swapped out.
Decorative fixtures and even ceiling fans can provide a much more livable environment. Vanity lights are often just selected because they are inexpensive. Still, by switching these fixtures out with items that are more thoughtfully selected for design, lighting quality, and purposeful placement, you can begin starting your days off in a much “brighter” mood.
Tip #2: Add a Dose of Drama with Wall or Ceiling Details
Adding texture, color, and patterns can greatly customize the personality of your space and make it feel more welcoming. Simply changing wall colors, adding wallpaper, or creating a more architectural statement through the use of wood panels can be transformative. And don’t think these details need only to be on the walls, because adding these same details to a ceiling can be amazing!
Tip #3: Add Sophistication with Window Treatments
I always say that one of the biggest style statements in a room can actually be the window treatments. Whether it be blinds, drapery, shutters, or nothing at all…. don’t underestimate the power of how we dress our windows. What we put on the windows impacts sun control (which leads to energy efficiency), provides privacy, and sets the tone for the design statement of a space.

Tip #4: Create a Backyard Oasis
Most builder-grade homes involve at least one partial area of the property that isn’t landscaped, and in my experience, it’s usually the backyard. The backyard can truly become your hidden oasis with landscaping, a concrete or paver patio, a built-in BBQ area, a fire pit, or a dining space. Creating differing levels in the yard helps to delineate different zones of activity, for example, spaces for gardening, play areas, and gathering zones. And don’t forget the lighting! The simple addition of string lights can turn any dark backyard into a desired destination for entertaining.
